Selling your home is a big decision—and the process doesn’t need to be overwhelming. With the right guidance and a proven plan, you can sell confidently and maximize your return. Here’s how we do it, step by step:



1. Initial Consultation

We start with a no-pressure conversation to understand your goals, timeline, and any concerns. I’ll also review your home’s condition and features to provide personalized recommendations. 


2. Home Evaluation & Pricing Strategy

Using local market data, recent comparable sales, and my in-depth knowledge of the area, I’ll help you set a competitive and strategic asking price that attracts qualified buyers while maximizing your profit.


3. Preparing Your Home for Market 

First impressions matter. Together, we’ll decide what small changes can make the biggest impact. This might include:

  • Decluttering and depersonalizing

  • Minor repairs or touch-ups

  • Professional staging or simple styling using your own furnishings

  • High-quality photography and/or video to showcase your home’s best features

Some people opt to sell as is…  This is your choice, but you may be leaving money on the table.


4. Marketing Your Home

Your home will be featured across multiple platforms:

  • MLS and major real estate websites

  • Targeted social media campaigns

  • Email marketing to buyers and agents

  • Local advertising and neighborhood outreach

I tailor the marketing to your home’s unique features—and your ideal buyer.


5. Showings and Open Houses

I’ll coordinate all showings to fit your schedule and host open houses (if appropriate) to generate buzz and encourage competition. Your home will always be presented professionally.


6. Receiving and Negotiating Offers

When offers come in, I’ll explain every detail clearly and negotiate aggressively on your behalf—whether it’s price, terms, or timelines—so you walk away with the best possible outcome.


7. Under Contract to Closing

Once you accept an offer, I handle all the moving parts:

  • Inspection coordination

  • Appraisal support

  • Paperwork and timelines

  • Final Water / Sewer Readings 

  • Communication with attorneys, lenders, and the buyer’s agent

My job is to ensure a smooth, stress-free closing with no surprises.


8. Closing Day

Congratulations! On closing day, all the final documents are signed, and ownership is officially transferred. You’ll receive your proceeds and can move forward with confidence.
